This partial basement conversion transformed roughly 40% of a 2,689 SF Tukwila residence into a self-contained short-term rental unit. The space features an open-concept living area anchored by exposed wood beams, a fully equipped gourmet kitchen with gas range and island seating, two spacious bedrooms, two full bathrooms, in-unit laundry, and a private covered patio.

This project began with a single-family home on an oversized lot at 13449 14th Ave S in Burien. NWQM managed the full subdivision process — splitting the rear yard into two additional buildable lots while preserving the original residence. Two identical custom homes were then built from the ground up, each featuring modern finishes, open floor plans, hardwood flooring, marble tile bathrooms, and full garages.

The result: a 2,200 SF custom craftsman home with vaulted ceilings, shaker cabinetry, and a full ADU apartment built into the slope below with its own private entrance — turning the site's biggest challenge into a revenue-generating feature.
